Builders to benefit from surging demand in residential housing

The Capricorn Coast is a great place to live, work, play and invest; the Livingstone Shire Council has identified that the region is growing at a much faster rate than in previous years.

However, the Council has identified they need to approve additional housing developments to meet this demand, with a huge opportunity for workers and builders in the residential construction industry looking to relocate to a vibrant and welcoming community on the Capricorn Coast and in Central Queensland.

With demand escalating due to the Home Builder $25,000 construction scheme, COVID-19 flight to the regions and the $6 billion in major projects being delivered across Central Queensland, the need for more workers and builders in the region has never been higher.

Over the next five (5) years, there is a need to build 330 new dwelling per annum on the Capricorn Coast and in Livingstone Shire. This new housing supply will need to appeal to the variety of residents: from families to empty nesters downsizing or retiring, people moving into retirement or age-care facilities, young renters and others.

Modelling undertaken for Livingstone’s 5 Year Housing Demand Analysis by Matusik Property Insights Pty Ltd suggests more “missing middle” housing is required, ie housing that is between small apartments and traditional detached housing in size. This may include dual-occupancy detached houses, small lot homes, townhouses, terraces or villas, age-related care and offsite storage. Developers, builders and investors with a vision to initiate alternative housing solutions are needed to meet this demand.

The Capricorn Coast, with its seaside lifestyle and easy access to the Southern Great Barrier Reef, is developing as the lifestyle precinct for its inland neighbour, Rockhampton. As in other regional areas, people here may live in one town while working in another and shopping in yet another.
